The Maintenance Lead position will be a point of contact for escalation purposes and will lead actions to resolve Facility Maintenance issues/emergencies during nights and weekends by communicating with onsite staff, contractors, and customers.  This individual would rotate for week long shifts to be the go-to person for mechanics, security, etc when issues need to be escalated beyond the 2nd shift, 3rd shift, or on-call mechanic(s).  This role would assist in our effort to fulfill 24x7 coverage, support of our facilities, and communicate with customers/business units.  In addition, the role is responsible for the daily operation, preventive maintenance, and repairs including plumbing, electrical, HVAC, life safety, fire protection and security systems to ensure proper facility operations.

A Day in the Life

 

Responsibilities may include the following and other duties may be assigned

  •  Operate central plant equipment/systems (chillers, boilers, cooling towers, water treatment systems, air compressors, air handlers, pumps, etc).
  • Troubleshoot plumbing, electrical, HVAC issues, take proper corrective action.
  • Prioritize competing demands.
  • Understand the business impact and make decisions to guide the maintenance operation at each site.
  • Be available 24x7 during their on-call period.
  • Work with key business partners during an unplanned business interruption.
  • Receive and review building automation alarms – take appropriate action.
  • Field calls/questions from Maintenance regarding facility issues and determine impact to the business, steps that need to be taken, repairs required, communication required, etc to maintain safe and functioning facilities.
  • Provide work direction to maintenance mechanics and service providers.
  • Operate building automation system, generate reports.
  • Adhere to operational policies and procedures, meet all safety requirements.
  • Complete all preventive and corrective maintenance based on due/scheduled dates.
  • Coordinate sub-contracted maintenance activity, monitor sub-contracted work for completion and accuracy.
  • Perform routine lubrication, inspection, adjustments, cleaning, and replacement of consumable materials.
  • Perform additional duties as requested to ensure the continued effective and efficient operation of facility systems.
Must Have: Minimum Requirements
  • Requires a high school degree/GED or equivalent and a minimum of 8 years of experience
  • May require vocational or technical education or certification in addition to prior work experience
  • Boiler license 1-C or greater

Nice to Have

  • Experience with Building Automation Systems (BAS)
  • Experience with computerized maintenance management systems (CMMS)
  • Must have a working knowledge of HVAC, electrical, plumbing systems
  • Have a solid understanding of all Twin Cities sites and motivation to develop skills/knowledge.
  • Understand regulated environment specifications, how they are operated/maintained.
  • Experience with Facility Maintenance issues and downstream impact to occupants.
  • Analytical thought process, ability to evaluate options, make decisions.
  • Formal/informal leadership experience.
  • Maintenance project experience.
  • Strong interpersonal skills.
  • Excellent verbal and written communication skills.
  • Thorough understanding of all systems and processes related to the efficient operation and maintenance of mechanical equipment.
  • Computer skills to include building automation systems, CMMS, Microsoft Office products.
  • EPA refrigeration “universal certification”
  • Ability to read and understand blueprints, shop drawings, and schematics
